Successfully selling a property begins with preparation – Preparing the home, preparing the price through research, and preparing a marketing plan specific to the property that is based on getting results. Here is what you can expect when you work with me:
Home Preparation – When your home looks its best, the more buyers are going to be excited about it. However, I know that you have time and budget expectations that need to be taken into consideration. That is why I create a Things that Need to Get Done and a Things that Would Be Nice To Get Done list so you can choose what tasks are the best fit for you and the results you want when you sell. My elbow grease will also equate to more equity dollars in your pocket.
Professional Photography – I am blessed and fortunate to be married to an amazing, top-notch real estate photographer. Professional photography is critical for creating that wow factor that get homes sold. No listing of mine will suffice with those lousy cell phone photos! Drones and video will also be used when warranted.
Online Marketing – According to the National Association of REALTORS, 95% of buyers are searching online. I make it easy for them to find your home on the various sites they may be searching on including local search sites Redfin and Zillow. With the power of RE/MAX, we provide an international audience for your home since in this global market, the buyer for your property may be coming from across town or across the globe. In addition to the dozens of websites RE/MAX syndicates your listing to, add an additional 26 countries. Social media marketing – both organic and paid, are part of my effective plan.
Print Marketing – In addition to creating eye-catching flyers, I also door knock and let the neighbors know about your listing as well as the upcoming open house. Often a neighbor has a friend or family member who would like to move to the area and can be a great marketing tool. Special feature cards are also utilized to point out your home’s amenities.
Open House – I hold an open house, usually the first or second weekend the home is on the market to get the most buyer eyes interested and in the door.
Broker Networking – Brokers in the market represent buyers in the market. A strong component of my plan will be to engage with those brokers via possibly a special brokers open (an open house for real estate agents) but especially by pursuing brokers who showed the property to a buyer.
This is an overview of my basic plan, but each property is unique and I create a special targeted plan for each. I look forward to creating your home’s custom plan.
